Commercial Lines
Flood protection for commercial buildings, contents, and related property.
Commercial property insurance almost never pays for flood. If water rises into the building from rain, a river, or surge, you need a separate flood policy.
The exclusion is standard, which is why so many owners are surprised after a storm. Commercial flood can cover the building, the contents, or both, and it matters whether you own the real estate or are a tenant with inventory and equipment at grade. Mapped flood zones are only part of the story. Drainage failures, nearby creeks, and coastal surge have generated claims well outside “high risk” maps. We look at the address, first-floor occupancy, and whether contents or the shell is the bigger exposure.
Who this is for
What it typically covers
A simple example
A slow tropical system inundates a warehouse floor and ruins palletized stock. The property carrier points to the flood exclusion. Only a flood policy is built to pick that up.
Good to know
Coverage, eligibility, and terms vary by location and underwriting.
