Homeowners insurance is supposed to rebuild the house you live in, not honor the price you paid in 2017. Start the renewal with rebuild cost, not Zillow.

Five items that actually change the claim

  • Dwelling limit. Construction and labor have outrun sale prices in a lot of ZIP codes. A cheap limit is a coinsurance problem.
  • Roof and water. Age, material, water backup, and ordinance-or-law coverage decide more claims than the marketing brochure.
  • Wind, hail, and hurricane deductibles. A percentage deductible on a coastal or hail-exposed house is a different product than a $2,500 flat.
  • Liability. Teen drivers, a pool, a rental unit, or a boat are why people add a personal umbrella.
  • Flood. It is still not in the homeowners form. Price flood insurance as its own policy. We keep a standing reminder: flood is still not in a standard homeowners policy.

Condo owners should match the HO-6 to the association master policy, including loss assessment. Landlords should not assume a tenant’s renters policy protects the building. If a non-renewal letter already went out, do not wait out the remaining days. Replacement markets move while you still have coverage in force.

Wellesley Collective will review the declaration page against the house you actually occupy and follow up within one business day.
