Commercial Financing
Funding for commercial construction and development projects.
Construction financing pays for the project as it is built. You do not get the full loan in one deposit. You draw money when the work is done and inspected.
Ground-up buildings, major renovations, and some land or subdivision plans use this structure. The file needs a budget, plans, a contractor story, contingencies, and a plan for what happens when the building is finished — refinance into permanent debt, sell, or occupy. Interest is typically charged on the amount drawn, not always on the full commitment from day one. We review whether the numbers work if costs run long or lease-up is slower than the pro forma. Hope is not a draw schedule.
Who this is for
What it typically covers
A simple example
You are converting a vacant retail box into three tenant suites. Construction financing funds demolition and build-out in stages. When the tenants are in, a permanent CRE loan pays off the construction facility.
Good to know
Coverage, eligibility, and terms vary by location and underwriting.
