Commercial Financing
Short-term financing solutions to bridge gaps between transactions.
Bridge financing is a short-term loan that gets you from here to there — through a purchase, a renovation, or the months before a permanent loan is ready.
Permanent commercial debt wants a stable story: leased, performing, clean title, long runway. Real deals are often messy in the middle. A bridge loan is meant for that middle. It can close an acquisition quickly, fund a value-add plan, or replace a loan that is coming due while you finish leasing or wait on take-out financing. The term is short on purpose. The exit — sale, refinance, or stabilization — has to be believable on day one. We will not put a bridge on a property that has no path off of it.
Who this is for
What it typically covers
A simple example
You win a building at auction in 30 days. The permanent lender needs 90. A bridge can close the purchase; the permanent loan takes you out when underwriting is done.
Good to know
Coverage, eligibility, and terms vary by location and underwriting.
