The FDIC 2026 Risk Review is not a consumer product. It is a supervisory map. It covered funding and interest-rate risk, then walked through credit in commercial real estate, nondepository lending, business loans, consumer credit, residential real estate, and agriculture.
When examiners keep CRE on the front page, banks stay selective. That is why 2026 has been a year of “yes, but”: yes to strong multifamily, industrial, and sponsored office stories; slower on weak cash flow, short remaining term, or a refinance with no plan. It is also why private credit and CMBS took more of the deals banks did not want.
If you have a 2026 or 2027 maturity
Do not wait for the examiner’s mood to change. Start the refinance or recapitalization conversation while you still have time, rent rolls, and options. A clean package still clears. A last-minute one often does not.
